What is your fee?
Our fees are tailored to our service and we charge 1.5% including VAT. There is nothing to pay up front and you only pay on success, what that means is that unless you move out of your home there is no fee to pay, and you can change your mind at any time and as a progressive Agent we believe in adding real value to our clients experience. Not only does our fee include professional photography and 3D floorplans, as well as accompanied viewings, the real value is that we provide an onward negotiation service, that means that we will negotiate on the price with either the seller or the Agent on your behalf. We have saved clients between £8,000 – £20,000 in the last 12 month period.
Where do you advertise?
Advertising is part of our marketing plan for you, this will be discussed at our information meeting with you, but in general terms we advertise on Rightmove and our fee includes premier listing, featured property and property of the week products. This means that we are able to get your home to the top of Rightmove, the more people that view online the more qualified viewings you will get, the better the price you will achieve on your home.
Zoopla is the second largest property portal and it helps us capture the London market as Zoopla extensively advertises in inner and outer London on a regular basis and we would see unique client responses from Zoopla.
On The Market – some Agents do not use On The Market but we find it provides us with a further source of good quality applicants.
Social Media – we advertise our properties through the social media platform including Facebook, Twitter & Linkedin. As an Agent that adds content to the local facebook groups on a regular basis giving advice, information and insight into what is happening in the Thurrock property market, we get a lot of followers and people share our articles and our property adverts.
We have developed our own website to provide insight and content and advice on the moving process. In turn we have developed calculators so people can work out the cost of mortgages, conveyancing, stamp duty and surveys. It is full of tips and advice on the moving process.
We hold a prominent High Street presence in South Ockendon as well as a very good web presence and all of our properties are advertised in our window displays. If someone is searching in Google in the RM15 postcode we come above our competitors.
How long is your Agency Agreement
We are one of the only Agents in the Thurrock area that provide at this time a No Tie In Contract. This means that as our customer you can be assured we will give you an accurate valuation and that we will be attentive to your moving requirements. We will set out with you your marketing plan, how we will go about marketing and selling your home and keep to strict deadlines and timeframes. We keep up to date with our clients by telephone, email, text and whatsapp. We have found whatsapp a really good way to keep in contact with our customers and our customers with us. So, in short if we don’t do what we say you only need to pick the phone up and say “I want to dis-instruct you”, if we don’t do what we say we do then we don’t deserve you as a customer.
Do I have to do my own viewings?
Part of our service is that we do all accompanied viewings, so we will bring the client to your home. What we try to do is ask the homeowner to allow us an hour or so at a time so that we can show anything between 1 – 3 people in that hour, this itself creates a sense of urgency amongst buyers. Although you know your house far better than we do, we are trained negotiators and our job is to know when to speak to the client and when to be quiet, our aim is to enable people to feel that this could be their next home and that is done best by us staging the viewing without the homeowner being present. Our research shows that potential buyers prefer that type of service and as a result many of our buyers who have gone on to be homeowners have come back to us when they want to move as they like that type of personal service, but if you do want to show your own home that is your prerogative.
Can I, potential buyers, contact you outside office hours?
Yes, we use Whatsapp and texting and e-mails to keep in contact with our clients outside office hours. We also have on our website a live chat feed where clients can ask questions and get answers which is run 24/7, in addition we have an auto-responder in Rightmove, Zoopla and On The Market, so when an applicant enquires about one of our properties we engage in dialogue with them to get enough information as possible and to capture as much detail as possible. As negotiators we are then able to join in that conversation and ultimately get an appointment booked on the homes of our clients. Also, within our website potential buyers can provisionally book appointments on properties they wish to see, this is subject to availability.
What other services can you offer me?
We can put you in touch with very good mortgage brokers, solicitors, surveyors and removal companies. We partner up with a number of companies who have the same ethical attitude as ourselves, that is transparency and the desire to meet our customers expectations.
If I choose you, how long will it take to move?
Usually from our point of view we look to sell a clients home within week 1 – 5 and this is why we do not need to tie you into a long term contract. Once an offer has been accepted and agreed the sales process will start once both solicitors have been instructed, at this point our dedicated sales progressor will put in place a plan with you to get you moved within 8 – 10 weeks, so it is important for our customers to choose the right mortgage broker and solicitor for us to meet these target times.
How often will you communicate with me ?
There is no fixed amount of communication and with the varying formats of communication our policy is you will never have to call our office for an update, you will be assured that we will keep you up to date on a regular basis so that you are informed at all times. In addition we have a vendors portal where you can log into to see what activity has taken place on your home and this operates on a 24/7 basis.
